Pre-application advice service fees

50 or more house units, or 5,000 square metres commercial, or two plus hectares.

Applicants can seek for any scale of development.

For schemes of 50 or more dwellings, or 5,000 square metres of non-residential floorspace, applicants can either submit a Major pre-application for a single meeting (see row below) or enter into a Planning Performance Agreement (PPA) for a more comprehensive service.

A PPA offers: Multiple meetings to defined standards, with a phased payment schedule built into the PPA. Written response available at the end of the process, if required.

For a PPA submission to be validated we will require:

  1. A signed draft PPA – this can be revised as the scheme evolves
  2. Planning submission and initial scheme
  3. The correct Planning fee

Note: A planning application will not be validated until the full PPA fee has been received by the Planning Department. See the Council’s Validation Requirements for further details.

Strategic Majors: 10% of full planning application fee.

Payable in stages:

  1. £1,067 with submission
  2. £320 ahead of each meeting or staged payment by agreement
  3. Remainder ahead of validation of application (if applicable)

Written advice, administration, professional input from a planner and specialists, site visit(s), attendance at one meeting (usually after consultee response received) by planner and specialists as necessary. Option for revised submission and written comment following the meeting. Once the pre-app response is provided the case is closed and any further advice will be chargeable as per this schedule.

Minor applications One-nine house units, or less than 1,000 square metres commercial, or less than one hectare. Written advice, administration, professional input from a planner and specialists, site visit(s), optional attendance at one meeting by planner and specialists as necessary.

A further 50% of the original fee levied on revised submission.
