With almost 16,000 council homes across the city, we need to plan and budget for major works like new bathrooms, kitchens, heating and windows, so we carry out stock condition surveys to see which homes require updating.
At these surveys, our Property Inspectors check the condition and state of repair of each home. They look at the interior, exterior and communal areas, the age and condition of the building itself and the individual fixtures and fittings inside, including the roof, windows, doors, flooring, kitchen, bathroom and guttering. The Inspectors are not able to report repairs during the survey, so if you need a repair you must report it in the usual way.
Having up to date information allows us to plan future works more efficiently. We aim to visit each property for a stock condition survey every five years, focusing on different neighbourhoods each month as we move across the city.
This year, to enable us to reach more properties, we have contracted Property Inspectors from Ridge & Partners to work alongside us for the next few months.
If your home is to receive a survey, you will be contacted in advance by letter to confirm who will be attending and when. Please make sure you are at home at the specified time to allow access for the Property Inspector. If we are unable to survey your home, we cannot determine what is required and therefore your property may not be included in future works.
